Before buying in Northern Cyprus: a document-based checklist

Match the seller, title, unit and payment documents, and define when unresolved questions should stop the purchase.

Create one file for one property

Keep the listing link, reference, full address, block and unit number together. The photographed home, the viewed home and the unit in the contract must match. Ask separately for usable internal area, balconies and any common-area allocation. Date each document and confirm important phone answers in writing. This is an editorial working method for buyers, not an official legal procedure.

Separate identity from authority to sell

The person showing the property may not be its registered owner or authorised signatory. Ask your independent lawyer who the seller is, whom a representative acts for and which property and acts a power of attorney covers. Resolve unexplained differences between company names, the payment account holder and contractual parties before paying. Presence on a listing platform does not prove authority to sell.

Do not assess title by its label alone

Have the parcel, owner, encumbrances and unit status checked against relevant records for your particular case. Ownership history and claims arising from pre-1974 ownership can create cross-border legal risks in Northern Cyprus. Ask independent counsel to explain that history and its possible consequences for you. A marketing label for a deed is insufficient; this guide does not certify any property as dispute-free.

Match the promised product to documents

For an existing home, check its actual condition; for a development, examine drawings, specifications, permits and delivery scope separately. Ask which written document covers parking, storage, furniture, views and shared facilities. A show apartment need not be your purchased unit. A use or handover document is not proof of ownership. A technical specialist can examine defects and differences in area or equipment.

Set stopping conditions before payment

Pause if document access is refused, unit numbers conflict, the payment recipient is unexplained, payment is demanded before reading the contract or promises cannot be put in writing. These are unresolved questions, not automatic proof of a crime. Obtain written reservation-refund conditions, dates and recipient details. Complete legal and technical checks before committing to a payment that may be difficult to recover.

Narrow the search, retain independent checks

Use a defined region, total budget and property type to compare sale listings on EvimAda. A listing remains an introduction, not documentary evidence. Read Adarivo’s current foreign-purchase rules and October 2026 transfer-fee guides separately. Confirm deadlines, permissions and charges for your case.
